OUR DEALER SELECTION PROCESS
When one of our dealers gives notice that he or she is leaving, we first review booth change requests submitted by our current dealers. We do our utmost to accommodate them as they have earned priority. Please keep in mind that we have a low dealer turnover rate, and that many of our established dealers are happy in their current location. If your application is approved and we have no available space, you will be placed on our waiting list. When applying, quality photographs are strongly encouraged.
Booth Rent & Work Hours
Booth spaces range in price from $175 to $1500, depending on size and location. Cases range in price from $100 to $135, again depending on size and location. In addition to rent, the house charges an 11% commission on all sales and there is a work requirement of all dealers of one hour per month for every $50 of rent that they pay. Dealers who opt not to work, pay $12 an hour not to work their required hours. The house pays all credit card fees. **We no longer facilitate booth sharing on spaces under $400 per month.
Special Events & Booth Sales
There are at least five special events each year, and usually more. Favorite among these events are the spring and fall flea markets. The parking lot behind the store is full of merchandise and there are sales throughout the mall. Other special events are the Sidewalk Sale, Anniversary Sale, Holiday Open House and the Winter Sale. In addition, the mall has hosted book-signing promotions, a spring home and garden event, and other special events. Dealers are allowed to run sales in their booths at their discretion. Once a year, for the 3 day anniversary sale, it is mandatory that all dealers participate in a storewide sale of at least 15% off of all regular priced merchandise.
Sales Performance & Rent
Sales performance is monitored. It is expected that dealers sell about three times their rent on average per month. If a dealer’s sales continue to fall short of the mall’s goals, their contract may not be renewed and they are asked to leave. Rent is automatically deducted from sales including any fees. If a dealer fails to make rent, they need to pay it by the 14th of the rental month, or a $2 per day late fee will be assessed.
Advertising is about 2% of the overall mall budget. It includes; social media including Google Adsense, Facebook advertising, direct mailings, Email Marketing, newspaper and print advertising, Facebook Page, Instagram, Pinterest, The Bargain Treasure Hunter, Membership in the Wilmette Chamber of Commerce, and Antiques and Collectibles Dealer Association. The mall has been featured on the WGN TV morning show, in the Chicago Tribune, North Shore Magazine, Chicago Magazine, and has received credits in many decorating publications. Heritage Trail Mall was voted Best Antique Shop by the readers of Make It Better magazine in 2014, 2015, and tied for that honor with another shop in 2012.
Restriction of Merchandise
There is no age restriction for merchandise offered for sale but all merchandise must be honestly labeled. Some merchandise has appeal for its decorative value and that is acceptable as long as it is not misrepresented. We ask that items be family friendly and politically correct. If items are deemed inappropriate, we reserve the right to ask the dealer to remove them from their booth.
